Challenge
Property Surv were appointed by the client to undertake a full feasibility review and provide end-to-end professional services in relation to the demolition of an existing parish club building and the redevelopment, redesign, and reconfiguration of the surrounding church car park facilities.
The project involved balancing operational requirements of the live church environment with technical, statutory, ecological, planning, demolition, and party wall considerations, whilst improving parking provision, circulation, accessibility, and the overall setting of the site.
A number of key project constraints and considerations were identified during the feasibility and design stages, including:
- Demolition adjacent to neighbouring residential boundaries
- Party wall and boundary interface considerations
- Ecology and protected species requirements, including bat mitigation and licensing
- Arboricultural constraints and tree protection requirements
- Drainage investigations and below-ground coordination
- Ongoing access and safety requirements for church operations
- Traffic management and circulation improvements
- Planning and statutory approval processes
- Integration of landscaped and communal external spaces
The project required careful coordination between consultants, statutory authorities, ecological specialists, arboricultural consultants, adjoining owners, and the wider client team to develop a viable and deliverable long-term solution.

A number of design options and visual concepts were developed to balance operational efficiency, parking capacity, circulation, landscaping, accessibility, and enhancement of the wider church setting.
The proposals included demolition of the existing parish club structure, redesign of parking arrangements, improved pedestrian circulation, landscaping enhancements, revised access arrangements, and integration of ecological and tree protection measures into the overall scheme design.
Outcome
The project successfully progressed through feasibility, design development, consultant coordination, visual concept development, and statutory review stages, establishing a clear and deliverable strategy for the redevelopment of the site.
The project remains ongoing and continues to progress through the next phases of delivery and implementation.
